بررسی پتانسیل پیاده سازی مدلسازی اطلاعات ساختمان در پروژه های انبوه سازی با در نظر گرفتن افزایش تقاضا مطالعه موردی مسکن مهر رشت

چکیده
فناوری مدل سازی اطلاعات ساختمان ، فرایند ساخت یک مدل دیجیتالی از همه جزئیات برنامه‌ریزی، طراحی، ساخت و بهره‌برداری یک ساختمان می‌باشد. وجه تمایز میان مدل سه بعدی و مدلسازی اطلاعات ساختمان (BIM) به کاربرد در فازهای پروژه و جامع بودن اطلاعات ساختمان باز می‌گردد این اطلاعات جامع شامل جزئیات طراحی، مواد ساخت، هزینه‌ها، زمان‌بندی، تصمیم‌گیری‌های مرتبط با مدیریت پروژه، نظارت و بهره‌برداری می‌شود، و به بهبود تعامل، کارایی و کیفیت پروژه کمک می‌کند. به منظور بررسی پتانسیل پیاده سازی مدلسازی اطلاعات ساختمان در پروژه های انبوه‌سازی با در نظر گرفتن افزایش تقاضا در مسکن مهر رشت از جامعۀ آماری کارشناسان خبره در نظام مهندسی شهر رشت در پروژه‌های مسکن مهر شرکت داشتند تعداد 10 نفر انتخاب شد و با استفاده از پرسشنامه مقایسه زوجی از عوامل و زیرگروه های شناسایی شده با استفاده از روش سلسله مراتبی و تاپسیس اولویت بندی به عمل آمد. بر اساس نتایج حاصله، دسترسی به اطلاعات مرتبط با ساختمان برای نگهداری و تعمیرات در معیار اصلی مدیریت اطلاعات پایدار از مهمترین زیرمعیارهای مورد مطالعه شناخته شد. در جایگاه دوم و سوم از اولویت بندی صورت گرفته می توان به ترتیب زیرمعیارهای طراحی دقیق و تخصیص زمان بندی مناسب بیان نمود. با استفاده از روش تاپسیس فازی در ابزار پیاده سازی اهداف (زیرمعیارهای اولویت بندی شده) نرم افزار Revit Architecture در اولویت اول قرار گرفت و در رتبۀ دوم استفاده از واقعیت مجازی برای شفاف‌سازی اطلاعات پروژه انتخاب شد. بر این اساس هرچه پروژه‌های انبوه سازی به سمت مدیریت اطلاعات پایدار سوق داده شود، از بهره‌برداری مناسب‌تری برخوردار خواهد بود که این امر سبب افزایش تقاضا در پروژه‌های مسکن مهر رشت می‌گردد. به عبارتی استفاده از نرم‌افزار‌های تخصصی نامبرده برای اجرا کنندگان پروژه و واقعیت مجازی برای شفاف‌سازی پروژه‌های مذکور توصیه می‌شود

چکیده English

Building information modeling technology is the process of creating a digital model of all the details of planning, design, construction and operation of a building. The difference between the 3D model and the building information modeling (BIM) comes back to the application in the project phases and the comprehensiveness of the building information. This comprehensive information includes design details, construction materials, costs, scheduling, decisions related to project management, monitoring and operation. And it helps to improve the interaction, efficiency and quality of the project. In order to investigate the potential of implementing building information modeling in mass construction projects, taking into account the increase in demand in Mehr Rasht housing, 10 people were selected from the statistical community of expert experts in the engineering system of the city of Rasht in Mehr housing projects, and using a comparison questionnaire A pair of identified factors and subgroups were prioritized using the hierarchical method and TOPSIS. Based on the results, access to information related to the building for maintenance and repairs was recognized as one of the most important sub-criteria of the study in the main criterion of sustainable information management. In the second and third places of prioritization, the sub-criteria of accurate design and appropriate timing allocation can be expressed respectively. Using the fuzzy TOPSIS method in the goal implementation tool (prioritized sub-criteria), Revit Architecture software was given the first priority, and the use of virtual reality was chosen in the second place to clarify project information. Based on this, the more mass building projects are moved towards sustainable information management, the more suitable they will be, which will increase the demand in Mehr Rasht housing projects. In other words, it is recommended to use the mentioned specialized software for project implementers and virtual reality to clarify the mentioned projects.
