بررسی تأثیراستفاده از مدل‌سازی اطلاعات ساختمان بر کاهش موانع روش ساخت و ساز خارج از کارگاه در پروژه‌های ساختمانی

چکیده
در حال حاضر صنعت ساختمان‌سازی به دلیل عدم بهره‌وری مناسب بسیار مورد انتقاد است. استفاده از روش‌های نوین ساخت به سبب افزایش کیفیت و افزایش سرعت انجام پروژه‌ها از اهمیت بالایی برخوردار است. بهره‌گیری از ابزار پیشرفته فناوری برای انجام پروژه‌ها، منجر به بهبود بهره‌وری پروژه خواهد شد. یکی از روش‌های نوین ساخت، روش تولید و ساخت خارج از کارگاه می‌باشد. استفاده از این روش در پروژه‌های ساختمانی می‌تواند مزایای بسیاری از قبیل افزایش بهره‌وری، کاهش زمان ساخت‌و‌ساز، کیفیت بالاتر و... را به همراه آورد. در حال حاضر در ایران، به دلیل وجود چالش‌ها و موانع گوناگون و عدم بهره‌مندی کامل از تمام مزایا و ظرفیت‌های روش تولید و ساخت خارج از کارگاه، اقدام مؤثری به منظور افزایش استفاده از آن صورت نگرفته است. استفاده از فناوری مدلسازی اطلاعات ساختمان می‌تواند تأثیر بسزایی در بهبود بکارگیری و اجرای روش تولید و ساخت خارج از کارگاه داشته باشد. به همین دلیل تحقیق پیش رو به بررسی تأثیر BIM در راهکارهای کاهش موانع روش تولید و ساخت خارج از کارگاه خواهد پرداخت. در این تحقیق با انجام مطالعات ادبیات گذشته ابتدا موانع روش تولید و ساخت خارج از کارگاه و کاربردهای BIM شناسایی گردید. در ادامه با انجام مصاحبه‌ با خبرگان صنعت ساخت موانع شناسایی شده اصلاح گردیده و راهکارهای رفع و کاهش آنها و همچنین چگونگی تأثیر ‌BIM در راهکارهای شناسایی شده مشخص گردیده است. در پایان مشخص شد استفاده از BIM در کنار روش تولید و ساخت خارج از کارگاه، می‌تواند تأثیر بسزایی در بهبود عملکرد این داشته باشد.

Currently, the construction industry is widely criticized for its lack of proper productivity. The use of modern construction methods has great importance due to increasing the quality and speed of projects. Utilizing advanced technology tools to carry out projects will lead to improved project productivity. One of the new manufacturing methods is Off-Site Manufacturing. Using this method in construction projects can bring many benefits such as increasing productivity, reducing construction time, providing higher quality, better control, reducing construction and construction risks to the environment. At present in Iran, due to the existence of various challenges and obstacles and the lack of full enjoyment of all the advantages and capacities of Off-Site Manufacturing, no effective action has been taken to increase its use. The use of building information modeling technology can have a significant impact on improving the use and implementation of Off-Site Manufacturing. For this reason, the present study will investigate the effect of BIM on solutions to reduce barriers to Off-Site Manufacturing. In this research, by conducting past literature studies, first the barriers of Off-Site Manufacturing and BIM applications were identified. Then, by conducting interviews with experts in the construction industry, the identified barriers have been modified and solutions to eliminate and reduce them. It also identifies how BIM's effect on identified solutions. In the end, it was found that the use of BIM along with Off-Site Manufacturing, can have a significant impact on improving the performance of this.
